While most call Lutyens’ zone their favourite Pin Code, other areas that are equally posh and expensive are mostly situated in South Delhi. Here are Delhi’s top-most expensive areas along with their average property prices. Also, we look at why housing demand has historically been aggressive here despite sky-rocketing prices.

Delhi, on average, houses 30 billionaires, second only to Mumbai. It is, therefore, not surprising that you can find some of the most desired and expensive areas in Delhi. Jor Bagh

Located near a Mughal mausoleum- Safdarjung’s Tomb, Jor Bagh has all the ingredients to be one of the most dearly priced yet popular localities in the National Capital of India. An upscale neighborhood, this area is home to renowned personalities, including politicians, ex-ministers, and lawyers. Furthermore, shopping complexes, proximity to the metro station (Jor Bagh Metro) and better transport connectivity have ensured a good livability quotient. With 3 BHK configurations being the most popular in this locality, buy rates can vary between Rs 12 crore and Rs 30 crore. Monthly rentals in the area start from Rs 25,000.

Shanti Niketan

Initially an exclusive colony only for government employees, Shanti Niketan is a sought-after address today. The locality is close to high-end localities, such as Chanakyapuri, Vasant Vihar and Greater Kailash. Having a high livability index, Shanti Niketan houses some of the top industrialists within its vicinity. The locality is within walking distance from Sir Vishweshwaraiah Moti Bagh Metro Station on the Majlis Park-Shiv Vihar Pink Line. As per Mr Verma, the property values here are around Rs 7-8 crore for a 4 BHK unit.

Gulmohar Park

With an average capital value of Rs 30,500 per sq ft, Gulmohar Park is another upmarket locality in South Delhi. Spread over 43 acres, the micro-market has some of the best recreational hubs. It is only three km away from an upcoming station at INA on the Delhi-Alwar RRTS, which will improve connectivity with NCR and Alwar. Further, ample greenery also adds to its attraction. As per market, a spacious 3-4 BHK independent property in the area can cost around Rs 5-8 crore. The low density is also a growth driver for the area.

Panchsheel Enclave

Another expensive locality in Delhi, Panchsheel Enclave flaunts spacious residential units – 3 BHK, 4 BHK and 5 BHK. The area is well-connected via road and is close to the Hauz Khas Metro Station. Additionally, the Ambedkar Nagar Station at about four km on the under-construction Delhi Metro Silver Line will connect it to Aerocity and Tughlakabad. Average property prices for a 3 BHK configuration here range between Rs 2 crore and Rs 8 crore. The configuration is the most popular in Panchsheel Enclave, with over 80 percent of searches done in the last six months.

Hauz Khas Enclave

Hauz Khas Enclave, one of the most happening areas in Delhi, is next on the list with buy rates prevailing around Rs 2-8 crore based on the configuration of the apartment. The place has picked up its spot in the top 10 expensive localities in Delhi due to the presence of palatial bungalows, green neighbourhood and proximity to ever-buzzing party destination – Hauz Khas Village. Renowned educational institutes such as IIT Delhi and NIFT Delhi are within a three km radius of the housing belt. The area is well-connected to the rest of the city, too.

Jangpura Extension

Jangpura Extension attracts Delhi’s elite and is among the costliest residential areas of Delhi. Located in South Delhi it consists of ample 3 BHK independent builder floors. Here, average property values hover around Rs 29,300 per sq ft (as of January 2023). The area is served by Jangpura Metro Station on the Magenta Line (Kashmere Gate-Raja Nahar Singh) of the Delhi Metro. Hence, properties here have historically commanded a higher ‘ask’.

Greater Kailash I

Considered as one of the top three localities in Delhi for a very long time in the past, Greater Kailash I is the next name on this list. The average capital value recorded until January 2023 is around Rs 19,300 per sq ft and the monthly rentals start at Rs 16,000. Increasing density could be a contributing factor behind the recent dipping popularity of the locality. Nevertheless, it is still a dream place for buyers who are looking for luxurious bungalows, independent houses and builder floors.

Lajpat Nagar III

Lajpat Nagar III is the home to several high-net-worth individuals and Non-Resident Indians (NRIs). The locality lies south of South Ex and is a prominent location in New Delhi.
